Pros and Cons of Living in Roswell Georgia

Thinking about moving to Roswell, GA? You’re not alone. With its historic charm, family-friendly vibe, and close proximity to Atlanta, Roswell continues to attract newcomers every year. But like any city, it comes with both highlights and headaches.

Let’s break down the real pros and cons of living in Roswell so you can decide whether it’s the right fit for you.

✅ PRO: Safe, Family-Friendly, and Close to Atlanta

Roswell stands out as one of Metro Atlanta’s safest suburbs—a major reason families flock here. Unlike many outer-ring suburbs that sit an hour or more from the city, Roswell is just 30–45 minutes from Midtown Atlanta (without traffic). That means you get a peaceful, suburban lifestyle without sacrificing access to the big city.

It’s rare to find a suburb this close to Atlanta that still maintains a low crime rate and a strong community feel, but Roswell strikes that balance beautifully.

✅ PRO: Charming Downtown with History and Heart

Roswell’s downtown is a gem. With preserved architecture, walkable streets, and a lively mix of shops and restaurants, it feels like a small town inside a metro area. You’ll find everything from trendy taco joints to cozy cafés like Roswell Provisions, all nestled in a district brimming with history.

Whether you’re strolling through on a weekend or grabbing dinner on a Tuesday, Downtown Roswell is a place you’ll keep coming back to.

✅ PRO: Green Space Galore

Nature lovers, rejoice! Roswell is one of the greenest cities in Metro Atlanta. It hugs the Chattahoochee River, offering riverfront trails, kayaking access, and shady playgrounds.

Local favorites like Leita Thompson Memorial Park offer great hiking and dog-walking trails, while Vickery Creek Falls (just minutes from downtown) lets you explore waterfalls and ruins of an old mill—perfect for a mini outdoor escape without leaving the city.

✅ PRO: Strong Community Pride

Residents of Roswell take pride in their city. You’ll notice clean streets, well-kept homes, and an active community that truly cares. That civic pride not only creates a warm, welcoming vibe—it also supports property values and overall quality of life.

⚠️ CON: Traffic Can Be Brutal

With popularity comes congestion. Commuting from Roswell to Atlanta during rush hour can take over an hour, especially along Highway 400 or Highway 9. Both roads can become gridlocked during peak times, so if you work in the city, plan accordingly.

⚠️ CON: Higher Cost of Living

Being so close to Atlanta (and offering so much charm) doesn’t come cheap. Roswell homes can cost $800K to $900K, even if they were built back in the 1980s or 90s. You’re paying a premium for location, safety, and amenities.

If budget is your top concern, other suburbs farther from the city might offer more square footage for less money.

⚠️ CON: Aging Infrastructure

Roswell’s charm comes with a tradeoff—older infrastructure. Many homes and roads date back to the ‘70s–‘90s, and you may notice things like potholes, above-ground power lines, or occasional outages during storms. While the city does have high-speed internet, some of the utilities and public works need updating.

⚠️ CON: Income Disparity

While much of Roswell is affluent, certain areas—especially near the southern part of the city—experience more economic variation. It’s not uncommon to see luxury homes just a few miles from lower-income neighborhoods. While this isn’t necessarily a problem, it’s something to be aware of if consistency in your surroundings is important to you.

⚖️ NEUTRAL: Schools Are Solid, But Not Top-Tier

Roswell’s public schools are decent, not elite. While they aren’t at the level of Alpharetta or Johns Creek (which consistently rank 9/10 or above), Roswell High School earns a 7/10 rating on GreatSchools.org. That’s respectable—but if schools are a top priority, it’s worth comparing your options.

Final Thoughts: Is Roswell for You?

Roswell is one of Metro Atlanta’s most desirable suburbs for a reason—it offers a blend of historic charm, nature, and community pride, all within striking distance of the city. But high home prices, aging infrastructure, and heavy traffic are real factors to consider.
