Thinking about Living in Decatur, Georgia? You’re not alone. This popular city just east of Atlanta has a lot going for it—walkability, culture, community—but like any city, it’s not without its downsides.

Whether you’re relocating for work, school, or lifestyle, here’s what you really need to know about living in Decatur.


🟢 PRO: Close to Everything in Atlanta

One of the biggest perks of living in Decatur is its prime location. It’s inside the I-285 perimeter—which locals refer to simply as “the perimeter”—making it one of the closest cities to downtown Atlanta without being in the city itself.

This gives you:

  • A short 15–20 minute drive to places like Georgia Tech, the CDC, and Emory University
  • Easy access to city amenities without being fully immersed in the hustle of downtown
  • A slightly quieter vibe that still retains the feel of an urban environment

If you want to be near Atlanta but not in it, Decatur offers the best of both worlds.


🟢 PRO: A Diverse, Inclusive Community

Decatur is one of the most culturally diverse areas in Metro Atlanta. Here you’ll find a mix of:

  • Racial and ethnic backgrounds
  • Political perspectives
  • International cultures

If raising your family in a diverse environment matters to you (it certainly does for mine), Decatur is an excellent option. You’ll find a welcoming community that embraces difference and celebrates it.


🟢 PRO: The Beloved Dekalb Farmers Market

A local favorite, the Dekalb Farmers Market attracts people from all over Metro Atlanta. It’s not just a market—it’s a global grocery experience, with fresh produce, international spices, baked goods, and unique finds you won’t see in regular stores.

My wife and I love it, and it’s one of the things that makes Decatur stand out from other nearby suburbs.


🟢 PRO: Walkable Downtown with Local Charm

Downtown Decatur (a.k.a. Decatur Square) is a gem. Here’s what you’ll find:

  • Local boutiques, coffee shops, and bookstores
  • Restaurants owned by Atlanta chefs and neighborhood families
  • Art, culture, and a creative vibe you can feel as soon as you step into the square

If walkability is high on your wish list, you’ll love living within a mile of the square—it’s one of the few truly walkable pockets in Metro Atlanta.


🟢 PRO: Great Music Scene

From live shows at Eddie’s Attic (a launchpad for artists like John Mayer and Indigo Girls) to smaller local venues, Decatur has become a hub for live music and artistic expression.

On any given weekend, you can catch a show, hear local talent, and enjoy a vibrant nightlife scene that rivals anything in the city.


🔴 CON: The Cost of Living Isn’t Cheap

Here’s the downside to all that popularity and convenience: Decatur is expensive.

  • Average home prices hover around $600,000–$700,000
  • Homes under $400K are rare—and often fixer-uppers
  • Rent isn’t much better; expect to pay a premium compared to other suburbs

If you’re looking for affordability, you may want to consider cities farther from Atlanta like Dallas, GA or Powder Springs.


🔴 CON: Traffic and Congestion

Living closer to Atlanta means dealing with more cars, more people, and longer waits—whether it’s at the grocery store, restaurants, or in traffic.

If you’re dreaming of open space and peaceful streets, Decatur may feel a bit too urban and busy.


🔴 CON: School Crowding

While Decatur’s public schools are among the best in DeKalb County—and even the state—they’re also crowded.

Families move here specifically for the school system, so classrooms and facilities are often operating near capacity. It’s something to be aware of if you’re relocating with kids.


🔴 CON: Not All of DeKalb County Is the Same

While Decatur is technically in DeKalb County, it’s important to understand that not all parts of the county offer the same experience.

  • Decatur is a well-maintained, charming, and walkable city
  • Some areas just outside Decatur can feel very different—less updated, less safe, and lacking the same community vibe

This makes it crucial to understand the exact neighborhood before you buy or rent.


Final Thoughts

Decatur, Georgia offers an urban-suburban blend that’s hard to find anywhere else in Metro Atlanta. It’s got charm, walkability, diversity, culture, and unbeatable proximity to the city—but it also comes with a higher price tag, busy streets, and school crowding.

Still, for many, the pros far outweigh the cons.
