1. School Starts Earlier Than You Think
In Buford, public school starts early. For 2024, the first day of school is August 2nd.
That’s weeks earlier than in many other parts of the country. If you’re moving here with school-aged kids, and you want them to start the year on time, you’ll want to plan accordingly.

2. HOAs Are the Norm—But Not Like You Think
One of the biggest surprises for newcomers? Almost every home in Buford is part of an HOA.
Roughly 80–85% of neighborhoods here have a homeowners association. These usually come with pools, tennis courts, and clubhouses—amenities that are often seen as luxuries in other states.
If you’re moving from places like California, Florida, or Texas and had a rough experience with overly strict HOAs, don’t worry—Metro Atlanta HOAs are way more relaxed.
They’re typically hands-off, mostly collecting fees to maintain amenities. Sure, they have rules, but it’s not the yardstick-measuring nightmare some folks fear.

3. Your Commute to Atlanta Could Be Long
Downtown Buford is about 36 miles from Midtown Atlanta. On a good day, you might make that drive in 45 minutes.
On a bad day? An hour and a half.
If you’re commuting to work inside Atlanta’s city limits, consider this commute seriously.
However, if your job is in Sandy Springs, Norcross, Duluth, or other nearby cities, your commute will be much easier.

4. Get Ready for Georgia Pines
If you’ve never lived in Georgia, prepare yourself for the forest of pine trees.
These towering trees are everywhere, and while beautiful, they can pose a hazard if they’re close to your home.
💥 Pro tip: If a pine tree is within 50 feet of your house, it’s often recommended to remove it. Pine trees are more prone to falling than other types like oak or maple.
5. Lake Lanier Is Practically in Your Backyard
One of the best parts of Buford? It’s right next to Lake Lanier.
This massive lake is a local favorite for boating, fishing, swimming, and just relaxing on the water. It’s one of Georgia’s most visited outdoor attractions.
☀️ On summer weekends (especially starting around Memorial Day), the lake gets packed. But living close by gives you the freedom to enjoy it on weekdays or off-peak hours.
6. Buford Homes Sell FAST
Buford is hot. Homes here don’t sit on the market long.
Even during the slower winter months, the average listing is only available for about a week before going under contract. In spring and summer? Even faster.
And it’s not just the pace—prices are strong. Don’t expect to “get a deal” under asking price. With so much demand, competition is real in Buford.
7. Wide Range of Home Prices
The average home in Buford currently sells for around $550,000–$575,000.
You can still find some homes in the $350K–$400K range, and luxury homes here can run up to $3–4 million. There’s something for almost every budget, but knowing your price range will help you act quickly when the right home hits the market.
